The price per square foot is one of our favorite numbers to keep in mind when looking for houses to buy. It is a great “rule of thumb” to have when sifting through hundreds of properties for sale.
With an average price per square foot of $116, Knightdale is a very affordable place to own a home. A buyer can get more space for the same budget when compared with other sections of Wake County.
Appreciation Rate – 6.4%
From Sept 2016 to October 2017 there has been a 6.4% increase in overall home values in Knightdale, and Zillow projects another 4% increase over the next year. This is a positive performance indicator for home buyers and current homeowners alike.
When looking at the avg price per square foot, and the appreciation rate, Knightdale offers more value when compared with other cities like Wake Forest.

Knightdale is located adjacent to the East entrance of I540, and has convenient access to North Raleigh, Wake Forest, and is only a 15-minute drive to Downtown. Access to the 540 also allows a smooth commute to Research Triangle Park and RDU airport. It is also situated closer to the North Carolina beach than other cities such as Durham and Raleigh.

Knightdale Station Park
This is a great local park for exercise and outdoor recreation. With playgrounds, a dog park, trails, and athletic fields, residents of Knightdale have everything they need to stay in shape and enjoy the outdoors.
Oak City Brewing Company
Located in the heart of downtown Knightdale, the Oak City Brewing Company offers 20 rotating beers on tap as well as a pet-friendly back patio with a scenic view of Oak Trees and a 70+ acres park.
Lassiter Distilling Company
Another locally owned venue where they distill their own brands of Rum and have tours of this historic Knightdale location.
