Negotiation Tips for Selling Your Home in Raleigh NC

Consider a Property Inspection

Depending on how long you have owned your house, having an inspection done before potential buyers see your home can be extremely beneficial.  Having everything working without any issues will instill confidence in your buyers.

An inspection will usually cost less than $400 and can tell you everything in your house that should be fixed. If you tend to these issues beforehand, your buyer’s inspection should come up clean and you won’t have last minute repair negotiations to worry about.

Consider Paying Closing Costs

Many buyers are spread thin financially.  They will have a downpayment to save for, moving costs, mortgage fees, furniture and household items that need to be bought.  Offer to help them with some closing costs to ease the burden on their checking account.

Don’t Be Emotional

Before the offers start coming in, get on the same page with your partner or spouse on what your bottom line price is.  You need to maintain a united and consistent disposition to be able ot negotiate effectively.

If you do not get any offers, you might have priced the home too high or maybe it simply isn’t the right time sell. Have a backup plan in place. If you don’t get the offer you want what will you do?  Will you rent the property and try to sell after a year?

If you are prepared with an alternative, you won’t end up selling your house for less than it’s worth. Plus, it will keep you in control. You never want to appear desperate to sell.

Facilitate multiple offers

If you are fairly confident your house will receive many offers, you might choose to let buyers know you will be “reviewing all offers and responding by 5 pm on Friday.”  Avoid using the word “bid”, as “bidding war” has a negative connotation to it.  However, this will encourage the serious buyers to come in with their highest and best offer upfront.

If your house isn’t primed to receive many offers, this strategy isn’t for you. You are better off checking out each offer as it comes in.

Stay Cool

The best negotiators that I have observed have always been calm, and professional, even when receiving negative feedback from buyers  Try to stay unemotional throughout the process and always review the offer with your spouse or significant other.

When it comes to selling your Raleigh NC house, you can always expect for there to be some haggling. If you are prepared and keep yourself one step ahead, you will be more likely to get your listing price!
