5 Tips For Home Sellers

Tip #1 – Skip The Fix-Up (Sell Your House As-Is)
Preparing a house to be listed for sale in the MLS is a time-consuming process. It also costs money, careful planning, and a good amount of labor. We know from experience because we are a company that buys houses, as-is, in Raleigh. So we are familiar with the process of fixing, de-cluttering, painting, cleaning, staging, and renovating houses so they can be resold faster and for more money. Many homeowners are deciding against this process and are choosing to sell directly to a local home buyer. This saves time, money, energy, and all the hassle that comes with preparing a house to sell on the multiple listing service.
Tip #2 – Retail Means Hassle
When we say retail we mean that the home is listed for sale on the multiple listing service. This is also referred to as “on the market.” This means your home will need to be brought to sale-ready condition and then photos of the interior and exterior will be posted all over the internet and social media. Also, there will be dozens of intrusions from prospective buyers and some tire-kickers, who want to see the house. The problem is that there is no guarantee any of these buyers will make an offer. Also, many of these buyers will need to obtain a loan from a commercial bank to finance the purchase. This comes with many contingencies and puts the underwriter in charge of the transaction. Also, it can take weeks for the paperwork to reach the underwriter and there is no guarantee of approval. Many of our sellers come to us wanting to avoid the hassle of this process.
Tip #3 – Know Your Product
While many homeowners do not see their home as a product, many buyers, and the lenders who will be loaning them money, will need certain details about the home to be able to purchase it. These items will include the age and type of heating and air conditioning system that is in place (HVAC). The age, and overall condition of the roof and shingles. Similar information will be required of the water heater. There is a form that is required of all sellers call the Residential Property Disclosure. It has a series of questions that are required to be filled out and provided to the buyer.
Tip #4 – Sell Direct
When you hire an agent you are hiring someone to find you a buyer for a fee. When you sell directly to a company like Wake County Home Buyers you are dealing directly with a buyer, and do not have to pay any fees. When we buy renovate and resell houses we use an agent. I think that great agents provide a great service. However, this is a time-consuming process that requires, time, effort, money, and managing qualified technicians.

Tip #5 – How Long Do You Need To Move?
Some sellers want to sell their home and be done in about a week. We are happy to accommodate their needs. But many sellers need several weeks, and at times several months, to pack up all their belongings and find another home to buy or rent. We are able to accommodate this time frame as well. Recently, we bought a home in North Raleigh where the seller needed a flexible closing date. We agreed on tentative closing date of November 30th.
