We understand that selling a house is a big decision so we are here to answer any questions that you may have.  We will always treat you with transparency, fairness, and respect.

Here are the most frequently asked questions along with our answers.  If you still have questions don’t hesitate to contact us.

Q:  Will you be listing my house on the MLS or actually buying it?

A:  We’re not agents, and we don’t list houses. We are professional home buyers. We buy houses in Raleigh NC that meet our buying criteria.  If you decide to sell your house directly to us you will not have to pay any fees, commissions, or deal with the hassles of a traditional sale.

Q:  Do you pay fair prices for properties?

A: We buy houses that need repairs whether it be structural problems or just cosmetic paint and carpet.  This allows us to buy it at a fair “as-is” price, and then create value by making improvements to the home.  We provide convenience, and peace of mind in exchange for a fair price. Also, we allow our sellers a lot of flexibility on their move-out date.  We can adjust the closing date to accommodate your moving schedule.

Note: If your house is in perfect condition we may not be a good fit.  However, we are more than happy to refer a TRUSTWORTHY Realtor who can assist you.

Q: How fast can you close so I can get my check?

We can close in a few business days.  The only requirement is to convert the offer to a written agreement and get it to the attorney for title work.  The attorney will then pay off any mortgages or liens at closing.  You have the option of getting a check or having funds wired to your account on the day of closing.  The closing attorney is a neutral third party that completes title work and supervises the distribution of funds.  

Q:  How do you determine the price to offer on my house?

A:  At Wake County Home Buyers we value transparency so we will always share our calculations with you. This means we will show you the comparable properties we used to determine the value of the home after repairs.  We then look at the condition of the home and estimate what we will spend during renovations. We want our sellers to be comfortable and happy with the experience.  We want to come up with a price that works for both of us.

Q:  Are there any fees or commissions to work with you?

A:  We never charge any fees or commission when we buy your house.  There are many companies that will send you a teaser-offer only to hide the fee structure in the fine print. At Wake County Home Buyers there are no fees guaranteed!  As an added bonus we pay most of the closing costs! We pay for the attorney and the document preparation.  

We make our money after we pay for the renovations and sell it for a profit (if there is one). We take the risk of whether we can sell it for a profit or not. Once we buy the house from you, the responsibility is ours and you walk away without the burden of the property, its payments, and the worry you’ve been experiencing.

Q:  How are you different from a real estate agent?

A: Real estate agents list properties on the MLS and hope that someone will buy them. The agent sets up showings of your property to prospective buyers (if there are any) and waits for an offer.  The agent then takes a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 6% (so if it’s a $200,000 house, you’ll pay $12,000 in commissions to an agent). 

Our company buys houses. We don’t list houses. Since we’re actually the ones buying the house from you, and we pay with all cash, the whole process can take just a few days.   If you need more time to go through your belongings and pack, we are happy to wait until you are ready.

Q:  Is there any obligation when I submit my info?

A: There is absolutely ZERO obligation for you. Once you tell us about your property, we’ll take a look at things and set up a call to find out more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us. We won’t hassle you. It’s 100% YOUR decision whether to sell to us, and we respect that decision because only you know what’s right for you.

Q. What are your buying criteria?

We buy houses that need work.  We can pay more money for houses that only need carpet and paint (generally these are homes built within the last 15 years)  We also buy houses that need major repairs as long as we can find comparable sales that show we can get our money back with an acceptable return.  Generally, we buy houses that are under the average price for homes in the area. We don’t buy high-end luxury-style homes.

Q. Who pays off my mortgage when we sell?

A. The attorney does this at closing.  It’s a very simple process.  The attorney will take the money from the purchase price we agree to and pay off all mortgages and liens. You don’t have to worry about sending certified funds to the bank.
